A Comparative Market Analysis is an assessment of a property's market value, usually done to establish a reasonable listing price when a property is placed for sale. The price is established by comparing the property to similar properties that are currently listed or have sold in the area within the last six months. The analysis is done by a  REALTORŪ who has access to area sales records.
Here is how the process works. After viewing your property, I will prepare a Comparative Market Analysis, in which I will show you similar properties that have sold, similar properties that are currently for sale, and similar properties that were on the market, but are now off because they failed to sell. Together we will use this information to establish the most likely selling price for your property. This consultation is usually provided free of charge.
